What can I Build on This Lot?
RDS has a two-tiered package to help answer that question.
RDS will review local zoning ordinances to determine if what you propose to build or renovate can be done within the framework of the existing zone. Potential buyers or developers commonly use this before they make their final offer on a new property. Realtors love this package, too, because it helps assess the development potential of a property. And existing owners love having a definitive answer regarding the ability to develop a waterfront, double- or nonconforming lot.
RDS will review local zoning ordinances, as in Tier 1, but will include researching previously issued building permits to compare them to the existing structure as it relates to the overall building footprint and type of use.
